Repairs to Curtain Walls

Curtain walls as a whole are relatively complicated building works. Therefore, repair works to curtain walls can be carried out through the simplified requirements of the Minor Works Control System under minor works item 1. 61 only if the respective descriptions and specifications of the minor works item are met (i.e. the works are carried out in accordance with the original design and do not involve the replacement of any supporting structure, or any structural element that connects the curtain wall to its parent structure). If the repair works do not fulfill the descriptions and specification of minor works item 1.61, an Authorized Person and a Registered Structural Engineer should be appointed to make application to the Buildings Department for approval of plans and consent to the commencement of works under the Buildings Ordinance before the commencement of the repair works.

If the proposed repair works will not alter the structural system of the curtain walls, the Buildings Department will process concurrent application for fast track approval and consent of the works within 30 days as promulgated under PNAP ADM-19.

Repairs of the openable windows of a curtain wall can be carried out through the simplified requirements of the Minor Works Control System under minor works items 2.8 or 3.6 if the respective descriptions and specifications of these minor works items are met. If both the fixed parts and openable windows of the curtain wall are involved and the descriptions and specifications of minor works item 1.61 are met, the repair works can be carried out under this minor works item. If the repair works to curtain walls do not fulfill the description and specification of the minor works items mentioned above, the repair works should be carried out through applications for approval of plans and consent to the commencement of works.
