Checklist for the person who arranged for the inspection

Agreement from the owner(s) of the unauthorised structure or the owner(s) concerned

The person who arranged for inspection and/or alteration/strengthening works to be carried out is advised to seek necessary agreement from the owner(s) of the unauthorised structure or the owner(s) concerned before the inspection or works to be carried out (if any).

Appoint Eligible Professionals/Contractors

Appoint a Prescribed Building Professional (PBP) and/or Prescribed Registered Contractor (PRC) to carry out inspection and/or alteration/strengthening works (if required) for the unauthorised minor amenity features.

Undertake Maintenance

Undertake to maintain the unauthorised minor amenity features in a structurally safe condition at all times. In case the appointed person finds that the unauthorised minor amenity features cannot be altered and/or strengthened for validation, the unauthorised building works should be removed.

Observe Deed of Mutual Covenant

If the validation involves unauthorised minor amenity features erected at the exterior or other common parts of the building, the person who arranged for the inspection should:

  • Liaise with the co-owners of the building/owners' corporation, the management company and/or the owners concerned regarding the right of use of these common parts, especially before the commencement of alteration/strengthening works (if any).
  • Observe all obligations as stipulated in the deed of mutual covenant of the building. The obligations include but not limited to the arrangement of third-party liability insurance.
